1. Overview and acceptance of this protocol
This Trust & Legal Center forms a binding agreement between you and Social Magnet Proptech LLP, operating the GharGrid brand, website, applications, dashboards, communication channels and related services. In this document, “GharGrid”, “we”, “our” and “us” refer to the operator of the platform, while “you”, “user”, “member”, “partner”, “owner”, “buyer”, “tenant”, “broker”, “builder”, “developer”, “advertiser” or “visitor” refer to the person or organisation using the platform in the relevant context.
By browsing GharGrid, creating an account, posting property information, submitting an enquiry, communicating through platform tools, purchasing a membership, using referral features or otherwise accessing the services, you confirm that you have read and agree to this protocol and all policies incorporated into it. If you do not agree, you should not use the relevant service.
GharGrid is designed as a technology-enabled property discovery, listing, verification-support, marketing, lead-management and local real estate intelligence platform. Unless expressly stated in a separate written agreement, GharGrid is not the owner, purchaser, seller, landlord, tenant, developer, lender, insurer, advocate, chartered accountant, architect, engineer, government authority or transaction guarantor for properties displayed on the platform.
Legal review notice
This template is a business-operating draft and not a substitute for professional legal advice. It should be reviewed against GharGrid’s actual company structure, data practices, vendors, licences, contracts and applicable Indian law before it is made legally operative.
2. Definitions
For the purpose of this protocol:
- Account means a registered user profile created through email, Google sign-in or another supported method.
- Content includes text, photographs, videos, documents, logos, reviews, messages, prices, descriptions, maps, contact information and other material submitted to or generated through GharGrid.
- Listing means a property advertisement, project page, rental offer, sale offer, requirement post or related real estate record.
- Member means a user enrolled in Explorer, Verified Partner, Growth Partner Pro or another plan introduced by GharGrid.
- Personal data means digital information relating to an identifiable individual, as understood under applicable law.
- Processing includes collection, recording, organisation, storage, use, sharing, retrieval, analysis, deletion and other operations performed on data.
- Verification means GharGrid’s information-quality and risk-reduction review and does not mean legal title certification.
- Referral reward means a conditional promotional benefit that may become payable under an active referral programme after all stated conditions are satisfied.
- Services means all GharGrid websites, pages, dashboards, communication tools, listing tools, memberships, lead features, verification workflows, referral features and related offerings.
3. Eligibility, authority and account responsibility
You must be legally capable of entering a binding agreement under applicable Indian law. A person using GharGrid on behalf of a company, partnership, agency, builder, owner or other organisation confirms that they have authority to bind or represent that party for the relevant activity.
Account details must be accurate, current and complete. You are responsible for protecting your password, email access, Google account and devices. You must not share OTPs, passwords or login links with anyone claiming to be GharGrid support. Activity performed through your account may be treated as authorised unless you promptly report suspected compromise.
One person or organisation should not create multiple accounts to avoid listing limits, manipulate reviews, duplicate referral attribution, obtain repeated free benefits or evade suspension. GharGrid may combine, restrict, investigate or close linked accounts where reasonable fraud or policy concerns exist.
Users under eighteen should not independently enter property, membership, payment or brokerage arrangements through GharGrid. Where a minor’s information is involved, the parent or lawful guardian is responsible for lawful consent and supervision, subject to applicable law.
4. Privacy policy: information we collect and why
GharGrid aims to process personal data for lawful, specific and legitimate purposes connected with operating a trusted property marketplace. The exact information collected depends on the features you use and the information you voluntarily provide.
4.1 Account and identity information
We may collect your name, email address, mobile number, profile photograph, password hash, Google account identifier, business name, professional role, service locality and account preferences. Where enhanced verification, payment, referral payout, fraud investigation or legal compliance requires it, we may request additional identity, authority, tax, bank or business information.
4.2 Property and listing information
We may process property addresses or locality information, landmarks, ownership or authority claims, listing prices, rent, dimensions, approvals, amenities, photographs, videos, floor plans, documents, map references, contact instructions and related communications. Some property information is intended to be published publicly when a listing is approved.
4.3 Enquiry and lead information
When a person calls, messages, submits a requirement, requests a property report, schedules a visit or uses a contact form, we may process their name, contact details, budget, preferred locality, property type, timeline, communication history, lead source and follow-up status. This information may be shared with the relevant property owner, broker, builder, developer or authorised representative where needed to answer the enquiry.
4.4 Technical and usage information
We may automatically receive IP address, browser type, device type, operating system, referring page, approximate location derived from technical signals, session information, timestamps, pages viewed, clicks, error logs and security events. This supports authentication, performance, analytics, fraud prevention, debugging and service improvement.
4.5 Membership, order and payment information
We may process selected plan, billing cycle, order number, amount, transaction reference, payment status, gateway identifiers, invoice information, payer name, payer mobile, membership start and expiry dates, renewal history and administrative verification notes. Full card, banking or UPI credentials should ordinarily be processed by the selected payment provider rather than stored by GharGrid.
4.6 Communications and support records
Emails, WhatsApp messages, call notes, complaint submissions, verification clarifications, survey responses and other communications may be recorded or retained to resolve requests, maintain service history, improve quality, prevent abuse and establish evidence in a dispute. Calls should be recorded only where legally permitted and after appropriate notice where required.
4.7 Referral information
If the referral programme is enabled, we may process referral codes, links, attribution timestamps, referred account identifiers, conversion status, validation outcomes, pending or approved rewards, payout information, tax information and anti-fraud signals.
4.8 Purposes of processing
- Create, authenticate, maintain and secure user accounts.
- Publish, review, verify, rank, categorise and manage property listings.
- Connect buyers, tenants, investors, owners, brokers, builders and authorised representatives.
- Deliver membership, CRM, lead, site-visit, referral and support features.
- Process orders, verify payments, generate records and manage renewals.
- Detect duplicate listings, false identities, fake payments, spam, scraping, account takeover and other misuse.
- Provide requested communications, important service notices and, where permitted, relevant marketing.
- Conduct analytics, testing, quality assurance and product improvement.
- Comply with law, lawful requests, accounting obligations, disputes and enforcement.
4.9 Consent and other lawful grounds
Where consent is the appropriate basis, GharGrid will seek a clear affirmative action and provide information about the purpose of processing. Certain processing may also be necessary to provide a service you requested, perform a contract, comply with law, protect against fraud, respond to emergencies or perform other processing permitted under applicable law.
Withdrawing consent does not automatically invalidate processing already lawfully completed. It may also make some services unavailable where the relevant information is necessary to provide them.
4.10 Sharing and disclosure
We may share information with:
- Relevant property owners, buyers, tenants, brokers, builders, developers or representatives to respond to a genuine enquiry.
- Hosting, cloud, email, analytics, identity, communication, mapping, image, security, customer-support and payment service providers acting under appropriate arrangements.
- Professional advisers, auditors, insurers and consultants where reasonably necessary.
- Government authorities, regulators, courts, police or other persons when required by law, lawful process or protection of rights and safety.
- A successor or transaction participant during a merger, acquisition, restructuring, financing or transfer of business, subject to appropriate confidentiality and legal requirements.
Public property listings may be indexed by search engines, shared through social media and copied or cached by third parties. Removing a listing from GharGrid may not immediately remove copies controlled by independent services.
4.11 International or cross-border processing
Some service providers may process or store data outside the user’s city or outside India, subject to applicable restrictions, contracts and safeguards. GharGrid should maintain an accurate vendor inventory and review the location and legal basis of such processing before production use.
4.12 Retention
Data should be retained only for as long as reasonably necessary for the stated purpose, account operation, listing history, fraud prevention, legal compliance, accounting, dispute resolution and security. Retention periods may vary by data category. GharGrid may anonymise or aggregate information so that it no longer identifies an individual and retain that form for analytics or business intelligence.
5. Data rights, consent choices and grievances
Subject to applicable law, identity verification and lawful exceptions, you may request information about your personal data, correction of inaccurate data, completion or updating of records, erasure of data no longer required, withdrawal of consent, grievance redressal and nomination-related action where legally available.
Requests should be sent from the registered email or mobile number and should identify the account, listing, order or communication involved. GharGrid may request reasonable evidence to prevent unauthorised access or deletion. We will not ask for your password or OTP.
Erasure may not be possible where information must be retained for legal obligations, fraud prevention, security, exercise or defence of legal claims, payment reconciliation, tax records or unresolved disputes. Public listing content may also remain in third-party search caches beyond GharGrid’s direct control.
Privacy request channel
Email: privacy@ghargrid.com
Include: registered name, registered contact, request type, relevant reference number and sufficient detail to locate the information.
6. Data security and access-control protocol
GharGrid should maintain reasonable technical and organisational safeguards appropriate to the nature of the platform and the risks involved. These may include HTTPS in production, secure password hashing, session protections, access controls, database permissions, backups, input validation, prepared database queries, malware controls, logging, software updates and incident-response procedures.
No online system is completely secure. Users should use unique passwords, protect devices, sign out on shared computers and immediately report suspicious login, unauthorised listing changes or payment fraud. GharGrid cannot guarantee that every attack, outage, data loss or unauthorised access will be prevented.
Access to personal data should be limited to team members and vendors who require it for a legitimate operational purpose. Administrative actions involving payments, membership activation, listing verification and account suspension should be logged where technically practical.
If a personal-data breach creates a risk requiring notification under applicable law, GharGrid should investigate, contain, document and notify the relevant authority and affected users in the required manner and timeframe.
7. Property listing and advertising policy
7.1 Authority to list
You may submit a property only if you are the owner, co-owner, lawful representative, authorised broker, authorised employee, builder, developer or another person with a legitimate right to advertise it. GharGrid may request proof of identity, ownership, authority or business relationship.
7.2 Accuracy and material disclosure
Listing information must be truthful, current and not misleading. Price, rent, security deposit, location, dimensions, facing, construction status, possession, furnishing, approvals, encumbrances, access, amenities and availability should be stated accurately. Known material defects or restrictions should not be intentionally concealed.
7.3 Images and media
Photographs and videos should represent the actual property unless clearly labelled as sample, representative, proposed or digitally generated material. Users must have the right to upload the media. Watermarks, personal documents, faces, vehicle numbers, private family information and unrelated promotional overlays should be avoided unless lawful and necessary.
7.4 Prohibited or restricted listings
- Properties offered without lawful authority or through impersonation.
- Listings involving illegal use, unlawful construction or prohibited transactions.
- Fake prices, bait offers, unavailable inventory or false urgency designed to capture leads.
- Duplicate listings created to manipulate visibility.
- Discriminatory or abusive content inconsistent with applicable law.
- Content infringing copyright, trademark, privacy or publicity rights.
- Malware, external scams, unauthorised payment links or requests for OTPs.
- Listings that direct users to advance-fee scams or suspicious deposits.
7.5 Moderation and ranking
GharGrid may edit formatting, improve readability, standardise categories, generate clean URLs, add structured metadata, request clarification or reject content. Material factual changes should not be made without an appropriate basis. Search and display order may consider relevance, freshness, completeness, verification, user behaviour, membership features, locality demand and platform quality.
7.6 Availability updates
Users must promptly mark a property sold, rented, withdrawn or unavailable. Keeping unavailable listings active to obtain enquiries may lead to reduced visibility, account review or suspension.
8. Property and partner verification protocol
GharGrid’s “verification within 72 hours” is an operational target for eligible and sufficiently complete submissions, not an unconditional legal guarantee. Time may vary because of weekends, holidays, document quality, owner availability, property complexity, location, system issues or the need for clarification.
8.1 Verification may include
- Account, phone, email or identity confirmation.
- Owner or authorised representative confirmation.
- Review of listing details, location, price, dimensions and photographs.
- Review of ownership, authority, approval or project information where relevant.
- Digital location evidence, video call, document review or physical visit where offered and practical.
- Duplicate, inconsistency, fraud and content-quality checks.
8.2 Verification is not a title guarantee
A verified badge does not certify perfect ownership, marketable title, absence of dispute, structural safety, exact measurement, government approval, RERA compliance, tax clearance, financing eligibility, investment return or transaction completion. Buyers, tenants and investors must conduct independent legal, technical, financial and physical due diligence.
8.3 Partner badges
A Verified Partner or Growth Partner badge indicates a platform membership or account review status under current GharGrid policy. It is not a government licence, professional accreditation or guarantee of every property or statement associated with that member.
9. User conduct and communication rules
Users must not:
- Harass, threaten, discriminate against or abuse another user or team member.
- Send repetitive, irrelevant or deceptive promotional messages.
- Collect, scrape, export or resell personal data without authority.
- Use GharGrid for money laundering, fraud, identity theft, phishing or unlawful payments.
- Attempt to bypass security, listing limits, account restrictions or payment checks.
- Misrepresent affiliation with GharGrid, a government authority, RERA or another organisation.
- Use another person’s photographs, documents, brand or identity without permission.
- Interfere with platform performance through bots, malicious code, excessive automated requests or unauthorised scraping.
Contact information obtained through GharGrid should be used only for relevant property communication. Users should respect opt-out requests and avoid contacting people at unreasonable frequency or times.
10. Membership terms
10.1 Explorer
Explorer is the default free membership and currently allows up to two pending or active property listings. Both pending and active listings count toward the limit. GharGrid may revise free-plan features prospectively after reasonable notice.
10.2 Verified Partner
Verified Partner is intended for active owners, brokers and agencies. Current commercial pricing is ₹999 per month or ₹9,990 per year, subject to checkout confirmation, taxes and future revision. Benefits may include unlimited listings during active validity, partner identity, priority verification, improved visibility and expanded lead-management access.
10.3 Growth Partner Pro
Growth Partner Pro is intended for builders, developers, agencies and high-activity professionals. Current commercial pricing is ₹2,999 per month or ₹29,990 per year, subject to checkout confirmation, taxes and future revision. Benefits may include Verified Partner features plus higher locality visibility, promotional eligibility, locality-expert eligibility and growth support.
10.4 Unlimited listings and fair use
“Unlimited” means no fixed numerical listing cap under the plan during active validity. It does not permit duplicate, fake, scraped, unauthorised, low-quality or automated bulk submissions. GharGrid may apply reasonable technical or quality controls to protect the marketplace.
10.5 Activation, validity, renewal and expiry
Paid benefits begin after successful payment verification and administrative or automated activation. Monthly validity currently adds thirty days and yearly validity adds three hundred and sixty-five days. Early renewal may extend from the existing expiry date. On expiry, paid benefits may stop and account permissions may return to Explorer-level limits.
10.6 No outcome guarantee
Membership does not guarantee a fixed number of leads, search position, home-page placement, transaction, commission, rental income, sale price or return on investment. Eligibility features remain subject to property quality, relevance, campaign availability and platform policy.
11. Payments, billing and invoices
GharGrid may support manual bank or UPI verification and, in the future, payment gateways such as Razorpay or other approved providers. The payment method, final amount, currency, taxes, validity and checkout terms displayed at purchase govern the order.
Users must pay only through payment details displayed in an authenticated GharGrid checkout or confirmed official channel. GharGrid representatives will not require your password, OTP, UPI PIN or complete card credentials.
Manual payment orders remain pending until the transaction reference and receipt are verified. A screenshot or reference number is not conclusive proof of settlement. Duplicate, reversed, disputed or unverified payments may be placed on hold.
Applicable taxes, invoice requirements, tax deduction and reporting will be handled according to GharGrid’s legal registration and applicable law. Business users should provide accurate billing details at or before checkout.
Auto-renewal will apply only if expressly introduced, disclosed and authorised. Unless checkout clearly states otherwise, users should assume that they must manually renew before expiry.
12. Cancellation and refund policy
Refunds are evaluated according to the payment status, service activation, service consumption, technical failure, duplicate payment, fraud risk, applicable law and any specific checkout commitment.
12.1 Potentially eligible situations
- A verified duplicate payment for the same order.
- Payment successfully received but membership could not be activated because of a confirmed GharGrid technical error.
- An unauthorised transaction established through the appropriate payment-provider and legal process.
- A refund required by applicable consumer law or an express written checkout term.
12.2 Normally non-refundable situations
- Change of mind after membership activation or use of paid benefits.
- Lack of leads, sales, rentals, commissions or expected business results.
- Listing rejection caused by false, incomplete, unauthorised or policy-violating information.
- Account suspension caused by fraud, abuse, spam or serious policy violation.
- Failure to use the service during the active membership period.
12.3 Refund procedure
A request should be submitted to support@ghargrid.com with the order number, registered contact, payment reference, reason and supporting evidence. Approved refunds should ordinarily be returned through the original or another legally permitted payment method after necessary verification. Bank or gateway processing time is outside GharGrid’s direct control.
13. Referral programme terms
Referral features may be launched in phases and may not be available to every account. Eligibility, active campaign period, qualifying plans, attribution window, reward value, validation period, payout threshold, supported payout method and tax treatment will be displayed in the dashboard or programme terms.
13.1 Qualifying referral
A referral may qualify only when a genuinely new or otherwise eligible user uses the assigned referral link or code, completes the required account and purchase steps, makes a valid non-fraudulent payment, remains eligible through the validation period and satisfies all campaign conditions.
13.2 Reward lifecycle
Rewards may move through pending, qualified, approved, payable, paid, rejected or reversed statuses. A pending reward is not a debt owed and may be rejected if the underlying purchase is cancelled, refunded, charged back, fraudulent, duplicated or incorrectly attributed.
13.3 Prohibited referral activity
- Self-referrals or purchases funded by the referrer to manufacture a conversion.
- Duplicate, fake, temporary or impersonated accounts.
- Spam, bulk unsolicited messages, scraping or purchased contact lists.
- False claims of guaranteed property income, sales, government approval or guaranteed referral earnings.
- Unauthorised discounts, rebates or sharing of reward amounts that violate campaign terms.
- Paid advertisements using GharGrid trademarks without written permission.
13.4 Payout and tax
Before payout, GharGrid may request identity, bank, tax and address information. Applicable tax deduction, reporting and invoice requirements may apply. Rewards below the minimum payout threshold may remain in approved balance until the threshold is reached or the programme provides another treatment.
14. Cookie and similar technology policy
Cookies and similar technologies may be used to keep users signed in, protect sessions, remember preferences, measure performance, understand traffic, prevent fraud and support marketing where permitted.
- Strictly necessary cookies: login, security, load balancing and essential service operation.
- Preference cookies: language, display, consent and user choices.
- Analytics cookies: traffic, feature usage, errors and performance.
- Marketing cookies: campaign measurement or advertising where implemented and legally permitted.
Browser settings can block or delete cookies, but some features may stop working. Where legally required, GharGrid should provide a consent interface before activating non-essential cookies.
15. Anti-fraud, scams and safety protocol
Users should independently verify identity, property authority and transaction documents before transferring money. GharGrid does not recommend sending a token, security deposit, brokerage payment or advance solely on the basis of a listing, call, message, badge or document image.
15.1 Common warning signs
- A person demands urgent advance payment before viewing or verification.
- A price is unrealistically low and the advertiser refuses a live call or meeting.
- A person asks for OTP, UPI PIN, screen sharing or remote-access application installation.
- Payment is requested to an unrelated name or changing account.
- Documents contain mismatched names, altered text, inconsistent dimensions or unverifiable approvals.
- A supposed GharGrid employee promises guaranteed returns or asks for an unofficial fee.
15.2 Reporting fraud
Stop communication, preserve screenshots and transaction details, contact your bank or payment provider immediately and report the issue to the appropriate cybercrime or law-enforcement channel where necessary. Also notify GharGrid at legal@ghargrid.com with the relevant listing, account or order reference.
16. Intellectual property and content licence
GharGrid’s brand, logo, software, page design, databases, original text, graphics, workflows and platform materials are owned by or licensed to GharGrid and are protected by applicable intellectual-property law. No right is granted except the limited right to use the services according to this protocol.
You retain ownership of content you lawfully submit. You grant GharGrid a non-exclusive, worldwide, royalty-free licence to host, store, reproduce, resize, format, publish, distribute, promote and display that content for operating, marketing and improving the platform and the relevant listing. This licence continues for copies reasonably required for backups, legal records, dispute handling and previously shared promotional material.
You confirm that you have the rights and permissions necessary for submitted content. Copyright or trademark complaints should identify the protected work, disputed content, location, ownership basis, contact information and a good-faith statement.
17. Third-party services, links and communications
GharGrid may integrate Google sign-in, maps, analytics, WhatsApp, email providers, hosting, payment gateways, cloud storage or other third-party services. Those services may process information under their own terms and privacy policies. GharGrid is not responsible for independent third-party websites, content, availability or security.
A link or integration does not mean that GharGrid endorses every third-party statement or service. Users should review relevant terms before providing data or making payment.
18. Real estate and service disclaimers
Property information is supplied by owners, brokers, builders, developers, users, public sources or authorised representatives and may contain errors, omissions or changes. GharGrid may review information but cannot independently confirm every fact.
Prices, rental values, market trends, investment potential, locality analysis, distances and projected returns are informational and may change. They are not a valuation, investment recommendation, legal opinion, tax advice or promise of future appreciation.
Users must independently inspect property and verify title, ownership, approvals, land use, encumbrances, taxes, measurements, access, possession, construction quality, utilities, litigation, RERA status where applicable and contractual terms through qualified professionals and official records.
GharGrid does not guarantee uninterrupted availability, error-free operation, permanent data storage, specific search ranking, listing approval, enquiry volume or transaction success.
19. Limitation of liability
To the maximum extent permitted by law, GharGrid and its founders, employees, contractors, advisers and service providers will not be liable for indirect, incidental, special, punitive or consequential loss, including loss of profit, opportunity, data, reputation, commission, rent or anticipated transaction value arising from use of or inability to use the services.
GharGrid is not responsible for the acts, omissions, representations, payments, disputes or defaults of users or third parties. Nothing in this protocol excludes liability that cannot lawfully be excluded. Any financial cap should be reviewed and finalised by legal counsel according to the company’s business model and applicable consumer law.
20. User indemnity
To the extent permitted by law, you agree to defend, indemnify and hold GharGrid harmless from claims, losses, penalties, costs and expenses arising from your unlawful or unauthorised listing, false information, infringement, breach of this protocol, misuse of personal data, fraud, violation of another person’s rights or dispute with a transaction participant.
21. Review, restriction, suspension and termination
GharGrid may investigate, restrict, unpublish, suspend or terminate content, features, payments, rewards or accounts where reasonably necessary to protect users, comply with law, address fraud, enforce policy, prevent security harm or maintain marketplace quality.
Where appropriate, GharGrid may provide notice and an opportunity to clarify or appeal. Immediate action may be taken where delay could create fraud, safety, legal, privacy or security risk. Termination does not eliminate accrued payment, legal, indemnity, intellectual-property, dispute or record-retention obligations.
22. Contact, complaints and grievance redressal
Users should first contact the appropriate support channel with a complete explanation and reference numbers. GharGrid should acknowledge and address requests within the timeframe required by applicable law and internal service standards.

24. Governing law and dispute resolution
This protocol is governed by the laws of India. Subject to mandatory consumer, privacy and other statutory rights, courts with competent jurisdiction in Gwalior, Madhya Pradesh will have jurisdiction. The parties should first attempt good-faith resolution through the grievance process before litigation where appropriate.
If GharGrid later introduces arbitration, mediation or an online dispute-resolution process, the final clause should be drafted and reviewed by counsel and clearly disclosed before becoming binding.
